Acceptable Use Policy

1. Purpose and Scope

This Acceptable Use Policy ("Policy") establishes rules for the lawful and responsible use of the Appraiser Guru platform. All users must comply. Violation may result in suspension, termination, or legal consequences.

2. Permitted Use

2.1 Licensed Appraisers

The Service is designed for currently licensed real estate appraisers in good standing for legitimate appraisal work: residential property appraisals, market analysis, comparable sales research, property data aggregation, and professional report generation.

2.2 Trainees and Apprentices

Trainees and apprentices may use the Service only under supervision of a licensed appraiser, each with their own separate account. The supervising appraiser is responsible for the trainee's compliance with this Policy and the Terms of Service. The supervising appraiser's liability for a trainee's violations of this Policy shall not exceed the greater of (a) twelve (12) months of subscription fees paid by the supervisor, or (b) five thousand dollars ($5,000).

3. Prohibited Conduct

3.1 Fraudulent Data

Submitting false, fabricated, or fraudulent data; misrepresenting property conditions; uploading altered images to misrepresent properties; creating fictitious comparables; or generating false appraisals.

3.2 Account Sharing

Sharing credentials; allowing others to use your account; creating multiple accounts; or reselling access.

3.3 Data Scraping

Using automated tools to extract data; bulk downloading for non-personal use; copying aggregated datasets; or building competing databases.

3.4 Reverse Engineering

Reverse engineering or decompiling the Service; circumventing security measures; probing for vulnerabilities; or accessing through unauthorized APIs.

3.5 Competitive Intelligence

Gathering competitive intelligence about other appraisers or AMCs; creating competing products from platform patterns.

3.6 Automated Access

Making excessive automated requests; interfering with operations; bypassing rate limits; accessing through non-published APIs.

3.7 Reselling

Reselling or redistributing the Service or its data; creating unauthorized derivative products.

3.8 Impersonation

Impersonating the Company, employees, or other users; creating deceptive accounts; spoofing domains or emails.

3.9 Malware

Uploading malware, viruses, or malicious code; creating harmful content; or uploading spam or phishing content.

4. Data Integrity and Professional Standards

Users are solely responsible for data accuracy. The Company does not verify submissions. Fraudulent data may result in immediate termination, regulatory reporting, law enforcement cooperation, and legal action. Users must comply with USPAP and state licensing laws.

5. System Integrity

Users must not interfere with normal operations, including excessive requests, attacks, or interference with other users' access.

6. Enforcement

Progressive enforcement: warning (10 days to correct) → 30-day suspension → permanent termination. Immediate termination for egregious violations. Appeals within 30 days (except for fraud). Company responds within 20 business days.

7. Reporting Violations

Report to support@ergora.ai with details (account, date, type, evidence).

8. Governing Law

Governed by Michigan law. Disputes subject to arbitration per the Terms of Service.
